STRATA 101 - MANAGING MONEY & MEETINGS & MAINTENANCE

The issues facing the strata industry are now sufficiently complex & varied to warrant a substantially different approach to that developed over the last 45 years. The industry is emerging from a basically cottage industry mentality of the 70’s & 80’s to the professional & efficient image of today. Bright & Duggan is committed to placing itself at the vanguard of this change!


These issues are:


  • the protection, viability & enhancement of real estate asset values
  • the long-term management of the financial life of the scheme
  • compliance with an ever increasing web of legislative requirements
  • maintenance of common property along with attendant OH&S issues
  • cash-flow management including the collection of levy arrears
  • the employment & supervision of properly registered & insured contractors
  • the supervision of large defect engineering works


We take the view that no one person can successfully undertake all these tasks professionally & competently. Rather than have our strata managers become ‘a jack of all trades & master of none’, we have taken the route of specialisation. Our strata managers are responsible for running our buildings & dealing with the big issues that face the executive, not with day-to-day clerical tasks. These tasks are better delegated to specialist departments.

We have banded our managers into groups to facilitate further specialisation & to give both the strata manager & the executive the availability of more support. Rather than just having one manager, you now have access to a group of managers under a senior strata manager who will ensure your needs are met. If your particular strata manager is away or unavailable you will still have access to the other members of your group.

Each group is headed by a Senior Strata Manager with at least 10 years strata experience behind them to supervise, mentor & guide our up & coming young team. We have then further armed these groups with an array of professionals to support them with the specialist advice necessary for dealing with the more complex legislative issues.
